Homestead Exemption Program for Seniors

The Homestead Exemption Program is for seniors who have owned and occupied their home for 10+ years and are over the age of 65. Homeowners may apply once they are 65 years of age as of January 1.

Tax Deferral

The Property Tax Deferral Program allows eligible homeowners to defer payment of their property taxes to the State of Colorado. When the State pays the taxes, it places a low-interest lien on the property, which becomes due when the property is sold or transferred.

This program may be a good option for seniors who own their home outright and are comfortable having the deferred tax amount repaid from the proceeds of a future sale.

This program is not available to homeowners with a mortgage if the loan-to-value ratio (LTV) exceeds 75%.

The Tax Deferral Program is now broken into two components:

  • Seniors. Seniors over the age of 65 who own and occupy their home as their primary residence. If they are unable to occupy due to health constraints, the property may still qualify.
  • Active Duty Military Member (specifically, reservists called into service). The property must also be owner-occupied, unless health constraints or stationing duties prevent occupation.

The Colorado Property Tax/Rent/Heat Credit (PTC) Rebate is a lesser-known program that is income/disability driven.

The Pikes Peak Area Agency on Aging is a local nonprofit organization that helps older adults navigate issues related to aging. They may be able to connect seniors with property tax assistance resources, including local churches, nonprofit organizations, and grant programs.
